Landlords Dashboard is a place where Landlords can manage all of their properties from one place. You can set up your property advert, manage enquires, re-advertise an existing property, order additional services like Gas, Electric, Epc or professional photos. We have made our website mobile and tablet friendly so Landlords can have access to their Dashboard 24/7 while they are on the go. We can now send you SMS notifications every time you receive a message on your property so you never miss an enquiry. You just need to verify your mobile number from the property Dashboard.
When is the best time to advertise my property?
Most tenancy agreements have at least one to two month’s notice period allowing Landlords enough time to find a new tenant. If the property is occupied by a tenant you can advertise the property immediately as it can take a few weeks to find a tenant. Most circumstances your new tenant would want to find a property before they give notice to their existing landlord. So, it is advisable to market the property as soon as the notice from the tenant is served.
What is an EPC?
An Energy Performance Certificate (EPC) shows the energy current and potential energy rating of a property, known as 'SAP rating'. A 'SAP' rating stands for Standard Assessment Procedure and is the governments recommended system for producing a home energy rating. I have found my own tenants can I use your additional services?
Yes, you can but you have to register the property first as we need to allocate a property address we can connect the additional services to.

If you stop trading what will happen to my tenancy?
If we stop your agreement still stands as the tenancy agreement is between you and the tenant and we are not managing the property. However with your support and feedback we aim to expand our service to all across U.K.

How long does it take to create my advert?
Creating a perfect property advert should not take you any longer than 5 minutes. However, we would always encourage you to take your time and provide as much information as possible. • Tidy or remove all the post from the front door

• Make sure the surroundings both front and back are tidy
Conducting a viewing for a landlord can also be very easy remember no one can sell the benefits of the property and location better than you. Few tips are
• Arrive 15 minutes before the viewing
• Try not to block the driveway park away if possible
• Carry some form of identification with you.

Imagine walking into your local town visiting all agents and registering with them and going through numerous questions for them to say we will contact you when we have something. Instead just log on to our website from your phone or tablet, find your ideal property and message the landlord to arrange a time to view the property.
When do I sign the agreement and make the payment?
Once the Landlord has viewed your reference report and confirmed that he would like to accept you as tenants.
Can a member of your team show me around the property?
Landlords generally like to meet the tenants earlier on in the process and who else know the property better than them. However, we will let you know prior to the viewing if the Landlord has asked us to do the viewings.
How do you enquire about a property on rentanyproperty.co.uk?
You need to click on the property and then use the tab which says contact landlord. Your message will be sent to the Landlord and they will get a notification via SMS.
How does it work?
You need to Login, find the property you are interested in and contact the Landlord. If you do not hear from him with in 24/ 48 hours just contact us we will do our best to inform the Landlord that you are interested in the property.
How can I pay for referencing and other services?
We do not accept cash payment all payment can be made online via debit or credit card from your dashboard on our website.
When should I hand any money to landlords or transfer any funds
At Rentanyproperty.co.uk we do constant checks to ensure the validity of every listing. While this does happen Online world is constantly under attack from Criminals.
To avoid any scams we recommend you first view the property in person, meet the landlord or agent. If you are meeting the landlord to ensure you ask for his Government ID and proof of ownership and satisfy yourself before sending over any holding deposit.
According to the Tenant Fee ban Act landlords also cannot request any money over 1 weeks rent as a holding deposit until both landlords and tenants have signed the tenancy agreement.
For your own safety and to keep an audit trail please ensure you make all bank transfers which matches the names and details of the landlord.

How long does referencing take?
You need to ensure all information provided on the referencing forms are accurate and fully completed. This can delay the referencing process. Once your references are applied it can take up to 5 working days for them to complete the process. We advise you contact your employer/ hr department to ensure they send the requested information back as quickly as possible to stop any further delays.
How does referencing work?
Once our landlord has confirmed and given us your details we will contact you to confirm that you would like to rent the property. Once this has been done our referencing department will be in touch to help you fill out referencing forms to apply for your references.
Do you charge Admin fees?
We do not charge any admin fees. We are in favour of the governments decision in banning tenant’s admin fees.
